North Carson Valley/Indian Hills
After passing Alpine View Estates northbound, Jack’s Valley Road continues for about 2.5 miles, passing Jack’s Valley Elementary School and arriving at Hwy 395. The last mile or so crosses streets with homes on mostly 1 acre lots, although there are a few larger. These homes have recently sold in the $330,000 to $500,00 range, with one sale going quite a lot higher. Most are individually built with a wide variety of size and style. This area permits “horse properties” and many have been set up for horse ownership.
[mappress mapid=”10″ alignment=”right” width=”40%” height=”450″]The Indian Hills General Improvement District includes the areas west and east of Hwy 395 at elevation of 4800’ and descending along 395 south to the valley floor. Home developments are as below, plus Sunridge, L’Adagio and The Springs on the west side.
Just before reaching Hwy 395 on Jack’s Valley Rd., on the South side and adjacent to the Home Depot/Target shopping center, is the Silvercrest development of homes built since 2000. They range from just over 1200sf to about 2000sf, with a few 2 story homes on the hillside lots, having as much as 3500sf+/- and selling at higher prices than the majority of the others. Silvercrest homes have recently sold from $310,000 to $380,000, with one home on a panoramic view lot, selling for $425,000.
The streets located below Silvercrest, have a variety of Carson Valley’s most affordable homes in the Indian Hills developments of Silverado Heights and Highland estates which were built from 1978 to the early ‘80s. They range in size from about 1000sf to 1,200sf and have recently sold from about $220,000 to $300,000. Most are currently for sale over $250,000. Surrounding these homes on the S.W side are newer developments of larger homes that have recently sold from $340,000 to $390,000.
A few Indian Hills homes are manufactured homes on a variety of lots sizes up to ½+acre.
Homes along this part of Jack’s Valley Rd. and in Indian Hills are in Douglas County, but get their mail from a Carson City Post Office with the zip code of 89705. Indian Hills GID area has about 6000 residents.
By this point, you will have traveled about 8 miles from Genoa and are about 11 miles north of Minden and just south of the Carson City/Douglas County boundary.
Crossing to the east side of Hwy 385, N Sunridge Dr. enters the Sunridge development comprising several hundred homes built from 1988 up until about 2002. All sizes are represented from 1100sf up to 2600sf. The larger Sunridge homes are mostly built along the eastern bluff which provides 40 mile views over Carson Valley south into the Sierra, Pinenuts and Sweetwaters. These homes have the area’s premium prices. The remainder of the homes have recent sales in the range of $295,000 to $425,000.
Sunridge homes are in Douglas County, but get their mail from a Carson City Post Office with the zip code 89705
Below Sunridge on the valley floor are 2 Gated Communities adjacent to the Sunridge golf course; L’Adagio and The Springs. They are not part of the golf course, but enjoy the surroundings and views it provides. L’Adagio has 61 homes, with many of them backing to a portion of the golf course or to what is currently open space. These homes are of 1 and 2 story designs with dramatic interiors and lots of big windows to capture the views. Built with a variety of floor-plans, they range from 2193 – 3761sf. Recent home sales have been from $460,000 to $499,000.
The Springs is located behind gates, off Sunridge Dr and comprises Long Dr and 3 cul-de-sacs and one loop, totaling just under 200 homes. Most were built in the early 2000s and followed 3 -1 story floor-plans, of 1689, 1810 and 2051 sf with a few larger 2-story ones. A later phase included 21 2-story homes with sizes from 2558 to 3638sf. The development was completed in 2015 with the final phase of homes being 1-story, but with slightly different plans than the early ones. Recent sales in the Springs have ranged from $402,000 for a 2051sf home, to $455,000 for a 3460 sf home. One of the last homes built was resold at $496,000.
Homes in L’Adagio and The Springs are in Douglas County and get their mail from the Minden Post Office with the zip code of 89423.
