Gardnerville Ranchos lies at an elevation of 4850’ and between 2-4 miles south of the Town of Gardnerville, surrounded on all sides by open space or low-density development such as Chambers Field to the west. It has an area of about 15 square miles and provides housing for about 11,000-12,000 residents in a variety of developments. There is a small commercial core at the intersection of Tillman Lane and Kimmerling Rd. Gardnerville Ranchos has its own post office on Kimmerling Rd. with the zip code of 89460, which also serves most of the rural parts of south and west Carson Valley[mappress mapid=”16″ alignment=”right” width=”40%” height=”450″]Gardnerville Ranchos General Improvement District provides the infrastructure and services necessary for this part of Carson Valley, which contains the highest concentration of population in the valley. However, as Gardnerville Ranchos is not located along either Hwy 88 or Hwy 395, it is not obvious to travelers through the valley that there is such a community in Carson Valley.
Since the organization of Gardnerville Ranchos GID in the mid 1960s, the residential development has progressed through a series of phases beginning with homes on ½ and 1 acre lots at the north end and going to 12,000sf and 8,000sf lot minimums towards the south boundary of the currently developed area. Included are 3 areas of multi family development with mostly duplexes and 4-plexes, plus some townhouses and cottages.
Some land parcels to the east and south of the existing development may add to the area of Gardnerville Ranchos development in the near future.
There are 2 elementary and one middle school in Gardnerville Ranchos, providing for the many families who make their homes here. A 24/7 manned Fire Station is located on Mitch Dr.
Gardnerville Ranchos has some of the most affordable homes in Carson Valley with recent sales ranging from $228,000 to $529,000, with many being under $400,000. A few homes in the surrounding, more rural areas are included in the MLS search area and sell for much more.
