Foothill S. of Genoa
Homes along Foothill Rd and Jack’s Valley Rd north and south of Genoa are commonly referred to as being in the Foothill Area and are considered to be in the premium parts of Carson Valley. Some valley residents may disagree! South of Genoa, Foothill Road passes Kingsbury Grade, the road to Stateline and South Lake Tahoe, then proceeds south to become Fairview Dr. before meeting Hwy 88 just north of the NV/CA line. On the way, it goes through the early settlements of Mottsville, Sheridan and Centerville and passes below Job’s Peak Ranch which is to date, considered by many as the most prestigious of Carson Valley addresses.[mappress mapid=”20″ alignment=”right” width=”20%” height=”450″]
Going south from Genoa and passing Muller Lane then approaching the Mottsville/Kingsbury intersection, the surrounding homes are mostly on 1 acre+ lots and sell depending on their size and acreage at prices from the low $400,000s and up to $1M+. Several large ranches are along this part of Foothill, separated by clusters of homes in small developments.
Passing Kingsbury Grade and continuing south, the same applies until reaching Sheridan at the intersection of Centerville Lane. Here, most homes are on .4 to 1 acre lots with a few larger homes on the lots adjacent to the farmland.
Job’s Peak Ranch, is a gated 1000+ acre development of about 120 lots mostly located in the pine trees on the slopes below Jobs Peak. Some homes border the tree line and have big Carson Valley views, the remainder enjoying the serenity and privacy of being in a treed, alpine setting. Surrounding areas are open space and the whole development backs to Forest Service land.
A wide variety of custom home styles exist here, on lots of varied acreage and terrain. Recent sales have been in the $1.5M -$2M range, but many of the homes would have higher prices if on the market.
Continuing south along Foothill Rd. is again a mixture of custom homes on 1+ acre, up to recently built estate type homes on large acreage with horse facilitates or farming operations. All priced individually so no prices I can quote.
All along this part of the Foothills, lots are occasionally for sale, but most are already developed and occupied – for now.
Reaching Hwy 88 from Genoa, you will have covered about 11 miles of Foothill Rd.
